Roofline Replacement, Answered.

Capping versus full replacement, guarantees, and what happens to the detail on your house.

How much does a new roofline cost?
£115–£185 per linear metre. A typical two-storey semi comes out from around £2,750. Capping over existing boards, where the timber underneath is sound, is from £85 per metre.
What is the guarantee?
Five years on our workmanship, on top of the manufacturer's guarantee on the materials themselves.
Should I cap over or fully replace?
Capping is cheaper and fine where the timber behind is genuinely sound. Where it is not, capping hides rot rather than removing it and you will be paying twice. We look behind the boards before recommending either, and we will say so plainly if capping is the wrong call on your property.
Do you need to come and measure?
For a full replacement, yes. Photographs get us most of the way to a figure, but a roofline replacement is worth measuring properly before a price is committed to. We aim to confirm within 48 hours of that visit, though supplier lead times can affect it.
Will you have to remove my guttering?
Yes — fascia, soffit and guttering are replaced together, because fitting new boards behind old gutter is a false economy. The new gutter is included in the per-metre price rather than added afterwards.
What about the decorative timber on my house?
Where a property has corbels, bargeboard detail or shaped rafter ends, we work around them and keep them rather than boxing everything in flat. It takes longer and it is the difference between a roofline that suits the house and one that was simply cheapest to fit.
